If you don't mind that slight break in immersion, we'd recommend using the Project Zomboid map project. It contains every building and POI in Project Zomboid.

Go on sandbox and turn "starting population" down to 0.2 or 0.3. More zombies will spawn later on but your first day will be significantly easier. If you do this and also start off in Rosewood or Riverside you can have plenty of time to get yourself established before the full-sized hordes start spawning.
